  • Unbelievably low 4% interest rates on conventionally written, 80% LTV multi-family loans.
  • 85%-90% mezzanine financing on cash flowing, stabilized multi-family properties.
  • Multi-family bridge loans (on de-stabilized assets) up to 80% LTV. Interest rates will vary depending on the property’s particular economics.  This program will allow borrowers to acquire and/or finance properties that require additional work until they can be sized and exited to a conventional Fannie and/or Freddie execution.

Moreover, we represent several of the nation’s top Seller/Servicers and conventional lenders who we will match you with based upon your particular capital needs and desired structure. We also have lending sources that will provide bridge and mezzanine financing to meet your needs on properties that are not quite ready or do not fit into a traditional financing box.

Carlton is also offering this service on a no fee basis to the borrower. Carlton’s fee will be paid solely by the lender so there will be no additional brokerage costs to the borrower.
